Di Fausto: Rethink Buildings as Dynamic, Human-Centered Spaces

During a recent gathering of real estate decision-makers at Zandkasteel in Amsterdam, Daniele Di Fausto, CEO of eFM, outlined a bold vision for the future of the built environment. His message was clear: digital transformation is not optional—it's essential.

“eFM is leading the digital transformation in real estate,” Di Fausto began. “We’re introducing new technologies and innovations that optimize the entire life cycle of buildings—while improving the quality of life for the people inside them.”

This transformation comes at a critical time. Since the pandemic, up to 40% of building space remains unused. “We need to rethink how to bring people back. It’s not just about filling offices again—it’s about creating engaging places that people want to return to,” he said.

For Di Fausto, the key lies in shifting from static building management to a dynamic, data-driven approach. “Service providers need flexible contracts that adapt in real time, based on actual usage data. That’s how we align services with the true needs of building occupants.”

At the core of eFM’s solution is the use of digital twins—virtual simulations of buildings continuously updated and optimized using artificial intelligence. These tools help enhance operational efficiency while improving the user experience.

“In financial terms, these innovations represent just a small fraction of a building’s value,” Di Fausto noted. “But the real breakthrough is in mindset: recognizing that buildings are living environments that must evolve with the people who use them.”

The event at Zandkasteel served as a meeting point for leaders shaping the future of real estate—and highlighted how companies like eFM are pushing the boundaries of what buildings can be.
