Blue Module supports common Best Practices

Best practices are of great importance when organizing information on sustainability and health. A best practice is a technique, work method or activity that has proven to be more effective than any other technique or method.

Within Blue Module, hundreds of data points on healthy and sustainable performance are collected. These can be used for own analyzes and reports, but also for certification (WELL, Fitwel, BREEAM, LEED), for benchmarking (including GRESB), publication requirements of banks for financing and for government regulation.

WELL Building Standard

WELL is an international standard that focuses on the health and well-being of people in buildings and areas. Based on scientific research, the effects of a building on the medical well-being of the user have been translated into practice-oriented assessment methods.

WELL provides insight into the performance of the building in relation to the health of users through the following seven categories:

  • Air
  • Nourishment
  • fitness
  • Mind
  • Water
  • Light
  • Comfort


The International WELL Building Institute (IWBI) administers WELL.

BREEAM

BREAAM is a sustainability label for the realization of sustainable buildings and areas with minimal environmental impact. A high BREEAM score affects both the value and the green image of the building and would also affect a healthier and more productive working and living environment. BREEAM stands for Building Research Establishment Environmental Assessment Method. The method was originally developed by the Building Research Establishment (BRE).

LEED Rating System

LEED is an internationally recognized green building certification system that provides third-party verification that a building or community has been designed and constructed using strategies aimed at improving performance across all metrics that matter most. With LEED it is possible, for example, to provide new buildings, renovations, existing buildings and areas with a certificate. Each of the certificates works with its own points and weightings, but the process is the same for all.

Carbon Risk Real Estate Monitor (CRREM)

The CRREM (Carbon Risk Real Estate Monitor) standard is a methodology developed to assess and manage carbon risk in real estate portfolios. It provides a framework for measuring and reducing the carbon footprint of real estate assets, taking into account both direct and indirect emissions associated with a property. The CRREM standard aims to help real estate investors and managers better understand and mitigate the financial risks associated with climate change and the transition to a low-carbon economy.

GRESB

GRESB stands for Global Real Estate Sustainability Benchmark. GRESB is a world standard to which as many real estate funds as possible are affiliated. GRESB measures the sustainability performance of real estate investments at the level of a real estate fund. So not: how green is a building, but how sustainable is the organization around it. This is driven by the conviction that the right policy, qualified people, transparency and measurement data are required to make real estate more sustainable. GRESB reports on the Environmental, Social and Governance (ESG) aspects of the real estate portfolio. A benchmark that more and more institutional investors are taking into account in their investment strategy.

FITWEL

Fitwel looks at how every element of a building and area is delivered, from the environmental aspects to the behavior of the employee and the residents in it. It touches every element of the Environmental, Social & Governance (ESG) monitoring trajectory. The U.S. Centers for Disease Control and Prevention (CDC) and the General Services Administration (GSA) led the development of Fitwel, gathered input from public health and design experts, and evaluated more than 3,000 scientific studies to identify targeted design and operational formulate strategies. Following a public award, the Center for Active Design (CfAD) is now the executing party.

SmartScore is an assessment system for sustainable real estate. It measures the sustainability of real estate through a point system based on various sustainability criteria, such as energy efficiency, water conservation, waste reduction, and environmentally friendly materials.
